Swiss solar financing in 2026 — Eco-Hypothek versus Konsumkredit, and the Pronovo timing gap

Most major Swiss cantonal banks publish an eco-mortgage with a 0.15–0.80 percentage-point discount. The Pronovo Einmalvergütung pays CHF 360–400/kWp but lands 4–6 months after commissioning — financing has to bridge the entire CAPEX until then.

Swiss residential solar in 2026 is most commonly financed through a mortgage top-up rather than a personal loan. The reason is two-fold: most homeowners already own the property, and every major cantonal bank publishes an "Energie-Hypothek" or "Eco-Hypothek" with a discount of 0.15–0.80 percentage points off the standard rate. An unsecured Konsumkredit sits at 3.95–9.95% — 3 to 6 percentage points more expensive over the term. Verified May 2026.

Indicative 10-year fixed mortgage rates at major Swiss lenders in mid-2026 are around 1.8–2.1% before any eco-discount. After Pronovo (≈CHF 2,880 EIV on an 8 kWp attached system) and assuming the user repays principal at month 6:

  • BLKB Energie-Hypothek, 10-yr fixed at ~1.5% — ~CHF 198/month. Most accessible non-canton-gated option.
  • ZKB Umweltdarlehen — ~CHF 200–210/month with the 0.80-pp discount over the first 5 years. Zürich-canton property only.
  • BCV Bonus Vert — the 12-month 0% tranche structurally bridges the Pronovo payout, then about CHF 202/month on the residual at the BCV fixed rate. Vaud only.
  • PostFinance Privatkredit at 3.95% effective, 7 yrs — ~CHF 305/month. Unsecured fallback for non-owners.
  • Cembra unsecured at ~7%, 7 yrs — ~CHF 377/month. ~CHF 170/month more than the mortgage routes.

Pronovo and the timing gap

The federal Einmalvergütung (EIV) is a one-time grant paid against CAPEX. For KLEIV (2–99.9 kWp residential) the rates effective from 2025-04-01:

  • CHF 360/kWp first 30 kWp, attached / free-standing.
  • CHF 300/kWp for the 30–99.9 kWp slice.
  • CHF 400/kWp for fully integrated (BIPV).
  • Angle bonus: +CHF 200/kWp (attached) or +CHF 400/kWp (integrated) for >75° tilt.

Pronovo pays 2–6 months after a complete post-commissioning application (pronovo.ch). The homeowner front-finances the entire CAPEX during that window. Battery storage is not covered by EIV — most cantons run separate storage subsidy schemes (ZH, BE, BL, AG, GR and others all currently active).

What it adds up to

For most Swiss homeowners with mortgage capacity, the rational financing path in 2026 is the cantonal bank's eco-mortgage top-up — almost regardless of which canton — with the Pronovo EIV applied as principal repayment when it arrives. Unsecured Konsumkredit is materially more expensive over a 7–10 year term and should be reserved for non-owners and for cases where the property mortgage doesn't have headroom.
